Key takeaways
- Cypress Flats is an industrial neighbourhood, not simply the area immediately around the abattoir.
- Its practical boundaries are Innocence Boulevard to the north, the Elysian Fields Freeway to the east, Hanger Way and Chum Street to the south, and the western side of the Los Santos River to the west.
- Popular Street is the district’s main north-south road and the best route for learning the area.
- The Raven Abattoir is the central Story Mode landmark and the setting for Fresh Meat.
- The East Los Santos Foundry, also associated with Grand Banks Steel Inc., is used in The Third Way.
- GTA Online greatly expands Cypress Flats as a business district, adding purchasable warehouses, vehicle warehouses, a nightclub location, a counterfeit cash factory and several mission-related interiors.
About this guide
Scope: Grand Theft Auto V, with clearly labelled notes for Grand Theft Auto Online. Spoiler warning: The sections on Fresh Meat, The Third Way and GTA Online story content contain major plot spoilers.
Overview
Cypress Flats is one of Los Santos’s largest industrial neighbourhoods. It occupies the eastern side of the city, between the Los Santos River and the Elysian Fields Freeway, and is built around factories, warehouses, freight infrastructure and heavy-industry compounds rather than homes or ordinary high-street shops.
It is easy to underestimate the district because many players use “Cypress Flats” to mean the central stretch around Popular Street. In game terms, however, the named area is broader. It includes the industrial blocks around Popular Street, the Raven Abattoir, the East Los Santos Foundry, major warehouse sites, the Ammu-Nation at El Rancho Boulevard, and the roads leading down towards Terminal and Elysian Island. It also reaches towards the boundaries of La Mesa, Rancho, Banning, El Burro Heights and Murrieta Heights.
Cypress Flats is important in Story Mode for two reasons. First, it is the location of the Raven Abattoir, where Michael is held during Fresh Meat. Secondly, the East Los Santos Foundry is used during The Third Way, the ending in which Franklin, Michael and Trevor make their final stand against their enemies. The district’s industrial setting makes it a natural location for kidnappings, gang conflicts, heavy vehicles and large-scale shoot-outs.
Physical layout
Popular Street forms the district’s main spine and runs broadly north to south. Much of Cypress Flats is arranged in industrial blocks on either side of it. Abandoned or disused railway lines divide some of these blocks, and a larger rail yard sits towards the east. The tracks are mostly embedded into the ground or overgrown, suggesting that they are remnants of an older freight network rather than an active local railway.
Freight trains still pass through the broader area. They use an underground route that follows the Popular Street corridor before emerging near Chum Street and continuing towards Elysian Island. There is no normal street-level entrance to the tunnel, so it is not a practical shortcut for free-roaming players.
Subareas and functional zones
Cypress Flats does not have a large number of officially named child-neighbourhoods. Instead, it is more useful to divide it into functional zones:
These are useful navigation categories rather than separate canonical neighbourhoods. They should not be confused with named districts such as La Mesa, Terminal or Elysian Island.
---
Popular Street is the simplest road for orientation. From the north, enter from Innocence Boulevard or El Rancho Boulevard. From the south, use Hanger Way or Chum Street. The Elysian Fields Freeway provides the fastest long-distance connection but is more useful for passing around Cypress Flats than exploring inside it.
Subareas and functional zones: steps
- 01Popular Street industrial corridor The main central road, lined with factories, warehouses, fenced yards and industrial businesses.
Subareas and functional zones: steps
- 01Raven Abattoir zone The area around Abattoir Avenue and the slaughterhouse. It is the district’s most important Story Mode mission location.
Subareas and functional zones: steps
- 01East Los Santos Foundry zone The large foundry and steelworks area, associated with Grand Banks Steel Inc. and used in the final Story Mode operation.
Subareas and functional zones: steps
- 01Northern Cypress Flats The blocks approaching Innocence Boulevard and the La Mesa boundary. This area contains more warehouse and road-connection activity than major Story Mode landmarks.
Subareas and functional zones: steps
- 01Southern industrial edge The roads near Hanger Way, Chum Street, Terminal and Elysian Island. This is where Cypress Flats begins to blend into the port and docklands environment.
Subareas and functional zones: steps
- 01Eastern warehouse and rail-yard edge The area beside the Elysian Fields Freeway, containing warehouse compounds, rail remnants and several GTA Online property sites.
Recommended driving routes
North-to-south orientation route
This route is best for first-time visitors because it follows the area’s main axis and demonstrates how quickly the neighbourhood changes from general industrial lots to mission-important compounds.
Story Mode landmark route
The two major landmarks are close enough to visit in one circuit, although mission interiors are not freely available in Story Mode.
GTA Online business route
For GTA Online property owners, the most useful route is generally:
Cypress Flats is convenient for players who keep several warehouses or other businesses in the eastern city, although the value of a property depends on the business type, mission route and the player’s wider property network. Property location does not automatically improve the underlying income rate of a business.
---
The following directory consolidates the named businesses and industrial sites associated with Cypress Flats in the available location references. Not every listed business is a functional shop, and not every named building has a freely enterable interior.
North-to-south orientation route
- 01Enter from Innocence Boulevard.
- 02Turn towards Popular Street.
- 03Follow Popular Street south through the central industrial blocks.
- 04Detour west or east to inspect the warehouse compounds.
- 05Continue towards Abattoir Avenue and the Raven Abattoir.
- 06Finish on Chum Street or Hanger Way.
Story Mode landmark route
- 01Start at the Ammu-Nation near El Rancho Boulevard.
- 02Drive south-east towards Abattoir Avenue.
- 03Visit the exterior of the Raven Abattoir.
- 04Continue south towards the foundry and steelworks.
- 05Exit via Chum Street towards Terminal or Elysian Island.
GTA Online business route
- 01Approach from La Mesa or the Elysian Fields Freeway.
- 02Use Popular Street for the warehouse and vehicle-property cluster.
- 03Leave through El Rancho Boulevard or Chum Street.
- 04Use the freeway for longer sale missions rather than attempting to thread through every industrial side road.
Shops and commercial signs
Some of these names are decorative storefronts or industrial branding rather than interactive businesses. In particular, a visible sign should not be treated as proof that the player can enter, buy goods or access a service. The Ammu-Nation on El Rancho Boulevard is the clearest functional retail location in the district and includes a shooting range.
Ammu-Nation
The Cypress Flats Ammu-Nation is located around the El Rancho Boulevard and Popular Street area. It is a functional gun shop in Story Mode and GTA Online. Players can purchase weapons, ammunition and relevant upgrades according to their progression and available inventory.
The shooting range is also significant for exploration and collectible routes. Several GTA Online guides identify the playing-card collectible in the Ammu-Nation interior, on a table in or near the range. This is separate from the nearby Action Figure and LD Organics locations, which are different collectible systems.
Raven Abattoir
The Raven Abattoir is the best-known building in Cypress Flats. It is associated with the Wei Cheng Triad and is presented as a working slaughterhouse or meat-processing facility. Its exterior is an industrial compound rather than a conventional shop or public attraction.
In Story Mode, the building becomes central during Fresh Meat. Michael has been captured by the Triads, and Franklin uses the Trackify application to locate him. Franklin enters the abattoir, fights through Triad guards and rescues Michael. The mission uses a much more detailed interior than ordinary free-roaming access.
East Los Santos Foundry and Grand Banks Steel Inc.
The foundry is another major industrial landmark. It is associated with Grand Banks Steel Inc. and is presented as a large metal-processing or steelworks site.
It becomes the staging ground for The Third Way, the “Deathwish” ending of GTA V. The protagonists use the foundry as the location for an ambush against their remaining enemies. The site’s large industrial yard, heavy structures and restricted access make it suitable for the mission’s final multi-faction gun battle.
The foundry is not a normal Story Mode purchase and should not be confused with the Raven Abattoir. Both are industrial mission locations, but they serve different narrative purposes.
---
Permanent residents
Cypress Flats is not represented as a conventional residential neighbourhood. There are no ordinary rows of homes, apartment blocks or protagonist properties forming a local community. Its visible population is mainly made up of workers, drivers, pedestrians, security personnel and gang or mission NPCs.
This does not mean the district is empty. It has substantial ambient activity, especially around roads, loading areas and commercial edges. However, the area’s identity is industrial rather than residential.
Wei Cheng Triad
The Wei Cheng Triad is the most important faction connected with Cypress Flats in Story Mode. The Triads control or use the Raven Abattoir, and their presence there is made explicit during Fresh Meat.
The district is not presented as a general Triad-controlled open-world territory in the same way that Grove Street or Ballas areas are associated with gang activity. Instead, the Triad connection is concentrated around the abattoir and relevant missions.
Los Santos Vagos
A large Vagos tag can be found around Innocence Boulevard. This suggests Vagos influence or a former presence, but the tag alone does not prove that the whole neighbourhood is a Vagos-controlled territory. It is better treated as environmental evidence of gang activity than as a formal territorial boundary.
Mission personnel
Depending on the mission and game mode, Cypress Flats can contain:
Mission NPCs should be treated separately from the district’s everyday population. Their presence is often temporary and may not be reproducible in free roam.
---
Fresh Meat
Mission: Fresh Meat Primary protagonist: Franklin, with a Michael section Location: Raven Abattoir Major spoiler: Michael is rescued from the Triads.
What happens
Franklin learns that Michael has been taken by the Wei Cheng Triad. Lester gives Franklin access to the Trackify application, allowing him to follow Michael’s phone signal to Cypress Flats.
The mission then shifts to Michael, who is restrained inside the abattoir. The Triads prepare to kill him using the slaughterhouse machinery. Franklin reaches the facility, eliminates the guards and finds Michael. The two characters fight their way out together.
Practical walkthrough
The mission’s interior is mission-only in practical terms. Free-roam players can visit the exterior, but they should not expect the full abattoir layout to remain available as a normal building interior.
Practical walkthrough
- 01Begin the mission as Franklin.
- 02Use Trackify to follow Michael’s signal rather than relying only on the normal GPS route.
- 03Approach the Raven Abattoir from the industrial roads.
- 04Enter the compound and clear the first group of Triad enemies.
- 05Once control switches to Michael, survive the abattoir sequence.
- 06After Franklin reaches Michael, move forward carefully through the interior.
- 07Watch for close-range attackers, including a Triad using a knife.
- 08Continue through the corridors and out of the building.
- 09Finish the escape sequence to complete the mission.
The Third Way
Mission: The Third Way Protagonists: Franklin, Michael and Trevor Location: East Los Santos Foundry Major spoiler: The three protagonists unite for the final operation.
In this ending, the foundry is used as an ambush site. Franklin, Michael and Trevor attack the groups threatening them, including FIB and Merryweather forces, while also settling conflicts with several of their personal enemies.
The foundry mission is a late-game progression state. It is not available at the start of the game and does not become a permanent combat arena after completion. Players wanting to explore the site without mission pressure should visit it separately in free roam, but the mission-specific enemy layout and scripted events will not be present.
Note
Mode note: The following material concerns GTA Online and should not be applied to Story Mode.
Other mission activity
Cypress Flats appears in additional GTA V and GTA Online missions because its roads are useful for:
The existence of a named building or road does not mean that every mission using it has a permanent trigger there. Many GTA Online activities use the district as a generated destination rather than as a fixed story location.
---
Cypress Flats is considerably more commercially important in GTA Online. It contains or borders a concentration of purchasable industrial properties, including special-cargo warehouses, vehicle warehouses, a counterfeit cash factory and a nightclub option.
Special Cargo warehouses
Cypress Flats is associated with large warehouse properties used for CEO Special Cargo. The area is popular because several eastern Los Santos warehouses are relatively close together and can be reached using broad industrial roads.
Examples associated with the wider Cypress Flats warehouse cluster include:
Wholesale Furniture is commonly listed as a large warehouse in Cypress Flats, while other warehouse names may be described as Cypress Flats or La Mesa by different guides. This is a case where the property’s map location and the neighbourhood label do not always align perfectly.
Vehicle Warehouse
A vehicle warehouse in the Cypress Flats area provides storage for sourced vehicles and supports Import/Export activities for CEO players. The property is not the same thing as a normal visual warehouse or a Story Mode building. Its main value is operational, not decorative.
Players should confirm the exact location on the Dynasty 8 Executive property map before buying, especially if they are trying to place several businesses close together.
Counterfeit Cash Factory
The Cypress Flats Counterfeit Cash Factory is an MC business property in GTA Online. It supports the counterfeit-cash production cycle after the player has purchased and set up the business.
The factory is not a shop where the player buys counterfeit notes. It is a management property with supplies, production and sale missions. The precise profitability depends on upgrades, supply method, sale distance, player count and event bonuses. The property’s location makes it convenient for some eastern-city routes, but it does not change the basic production rules.
Nightclub
Cypress Flats also offers a GTA Online nightclub location. Nightclubs are purchasable properties that provide a management hub and warehouse-related income systems. The Cypress Flats site suits players who prefer an industrial setting and who already keep other businesses around East Los Santos.
As with other GTA Online property choices, convenience depends on the player’s existing businesses and preferred sale routes rather than on a universal “best” location.
LD Organics
One LD Organics product collectible is reported in Cypress Flats as part of GTA Online’s wider set of 100 products. It is a collectible item, not a shop or permanent business, and it should be kept separate from Story Mode collectables and from the playing-card set.
Action Figure
An Action Figure is also reported in the Cypress Flats industrial area, immediately east of the Ammu-Nation, behind a white trailer in a loading bay. Collectible locations can be easy to confuse here because the Ammu-Nation, warehouse yards and side roads are close together.
---
Story Mode
No unique Cypress Flats-only Story Mode collectible has been firmly established in the evidence reviewed for this guide. The district can still be relevant to general map exploration, weapon pickups, mission equipment and random ambient events, but those should not be confused with a fixed collectible placement.
GTA Online directory
The exact collectible may depend on the relevant GTA Online content being active in the player’s version. Limited-time or update-specific content should be checked against the current game state rather than assumed to be permanently available.
---
Cypress Flats has no separate police station in the evidence reviewed. Normal Los Santos police responses apply when the player commits crimes or creates trouble.
Mission security is more substantial than free-roam security. The Raven Abattoir and foundry contain scripted guards and combatants during their respective missions, but those groups should not be treated as permanently present outside mission states.
---
Industrial traffic
Cypress Flats contains broad roads designed for trucks and heavy vehicles. Traffic can be less dense than in central Los Santos, but large vehicles and awkward junctions make collisions common, particularly around warehouse entrances.
Fences and dead ends
Many yards look traversable but are blocked by fences, gates or stacked industrial objects. If a route appears to lead behind a factory, it may be scenery rather than a usable shortcut.
Mission-only interiors
The Raven Abattoir and East Los Santos Foundry are much more detailed during missions than in ordinary free roam. Do not assume that a mission route, corridor or combat room can be revisited after completion.
Neighbourhood confusion
The most common navigation mistake is confusing Cypress Flats with:
Use the road boundaries rather than the visual appearance of an industrial building.
---
Cypress Flats appears to combine two kinds of real-world reference.
Its factories, rail infrastructure and industrial landmarks are strongly associated with Vernon, California, a heavily industrialised municipality in the Los Angeles area. The district’s broad placement and relationship with docks and waterways also resemble the industrial parts of Long Beach.
The name may additionally evoke Cypress Hill, the Los Angeles hip-hop group, although this is an interpretation rather than a confirmed developer statement.
The neighbourhood’s design supports the wider themes of GTA V:

GTA Online checklist
---
Is Cypress Flats the same as La Mesa?
No. They border one another and both contain industrial buildings, but they are separate named areas. La Mesa is generally north and north-east of Cypress Flats, while Cypress Flats occupies the industrial land between Innocence Boulevard, the Los Santos River, the Elysian Fields Freeway and the southern port approaches.
Is the Raven Abattoir enterable outside missions?
The full interior is primarily a mission space. It is accessible in the relevant Story Mode mission, Fresh Meat, but ordinary free-roam access does not reproduce the complete mission route.
Is Cypress Flats a gang neighbourhood?
It has gang and criminal associations, particularly the Wei Cheng Triad connection to the Raven Abattoir and a Vagos tag near Innocence Boulevard. However, it is primarily an industrial district, not a clearly defined gang-controlled residential territory.
Is there a police station in Cypress Flats?
No separate police station has been identified in the evidence used here. Normal Los Santos police responses apply.
Is the Cypress Flats Ammu-Nation functional?
Yes. It is a functional Ammu-Nation, and the location includes a shooting range. Its interior is also relevant to GTA Online collectible routes.
Which GTA Online business is best to buy here?
There is no universal answer. Cypress Flats is convenient for players who want eastern Los Santos warehouses or nearby industrial businesses, but income is determined by the business system, upgrades, sales and player activity rather than by the neighbourhood name alone. Choose based on how close the property is to the rest of your businesses and the routes you are willing to drive.
Does the freight train have a usable Cypress Flats station?
No station is located in the area. The train passes through an underground route and later emerges near Chum Street, but players cannot use the tunnel as a normal street-level access route.
---
This guide is substantially researched but not claimed to be a definitive object-by-object inventory. The main unresolved areas are:
The broad neighbourhood boundaries, principal businesses, major Story Mode locations, road list and main GTA Online property categories are supported by the cited location references. Decorative storefronts and property labels should be treated with the status labels and mode distinctions above rather than as proof of functionality.
