About this guide
Scope: Grand Theft Auto V Story Mode, with clearly labelled GTA Online material where it changes the area’s use. Spoiler warning: This guide discusses optional missions, random events, collectibles, property ownership and GTA Online Contract content.
Overview
Richman is one of Los Santos’s most exclusive neighbourhoods: a quiet, heavily landscaped district of mansions, private grounds, prestigious institutions and wealthy residents who rarely need to mix with the rest of the city. It occupies the north-western part of Los Santos and is much larger than the mansion-lined streets around the Richman Mansion itself. The district includes the Los Santos Golf Club, the University of San Andreas, Los Santos, The Richman Hotel and a broad belt of private homes.
Richman is deliberately less eventful than districts such as Vinewood, Strawberry or La Mesa. Its importance comes from optional activities, environmental storytelling and the contrast between its protected wealth and the rest of Los Santos. It is also a useful location for several later GTA Online missions, particularly those involving the Richman Mansion and its owner, Ben Brooks.
Where Richman begins and ends
Richman lies in north-western Los Santos. It is bordered by:
Some maps and area guides also identify Richman Glen as a nearby separate area. Richman Glen is not simply another name for Richman. It is a semi-rural area associated with Vinewood Hills, situated between the Vinewood Hills and Pacific Bluffs hill ranges. Its notable location is the Parsons Rehabilitation Center, and it has its own road network and service station. It should therefore be kept separate from the Richman district proper.
Likewise, Richman Mansion is a named property within Richman, not the boundary of the neighbourhood. The mansion sits near the golf course, while the hotel, university and many ordinary residential streets are also within the district.
The practical internal layout
Richman is easiest to understand as four overlapping zones:
This arrangement explains why a drive through Richman can feel like several different environments despite remaining within one named district.
---
Richman’s visual identity is based on exclusivity. Roads are broad and clean, properties are set behind walls or vegetation, and the architecture is predominantly large-scale, traditional and expensive-looking. Sports cars, luxury saloons and limousines are common traffic choices, reinforcing the district’s status-conscious character.
The neighbourhood is less densely built than Rockford Hills. Instead of continuous commercial frontage, Richman is made up of separated compounds, institutional grounds and landscaped open areas. This produces long stretches where the player can drive without finding a shop, petrol station or conventional high-street service.
The golf course is especially important geographically. It occupies much of the eastern side of Richman and acts as a large open space between the residential streets and the surrounding urban districts. The university provides another sizeable campus-like area, while The Richman Hotel forms a large, enclosed compound in the southern part of the district.
Real-world inspirations
The district is generally understood as drawing on Los Angeles’s wealthy west-side neighbourhoods, particularly:
The overall combination of gated mansions, golf, celebrity culture and private wealth makes Richman a fictional Los Santos equivalent of these areas. Individual locations have more specific inspirations. The Richman Mansion combines visual ideas from the Greystone Mansion and the Playboy Mansion, while The Richman Hotel is based on the Beverly Hills Hotel.
---
The following directory consolidates the principal named locations found within Richman proper. Richman Glen is listed separately because it is a neighbouring area rather than a subdivision of the district.
The practical internal layout: steps
- 01Western and north-western residential Richman Large private homes, walled gardens, winding drives and the Richman Mansion.
The practical internal layout: steps
- 01Central institutional Richman The University of San Andreas, Los Santos and its surrounding grounds.
The practical internal layout: steps
- 01Eastern and south-eastern Richman The Los Santos Golf Club, including its clubhouse, fairways, ponds and paths.
The practical internal layout: steps
- 01Southern and south-western hotel corridor The Richman Hotel and its landscaped grounds, bordered by several major roads.
Richman residential area
Many individual houses are visually distinctive but are not given official names in the game. The district contains a large number of decorative mansions, yet only some have a recognised gameplay or narrative identity.
Institutional area
The university is a functioning world location in the sense that its grounds can be explored, but it is not a conventional Story Mode interior or a campus with lessons, shops or student missions.
Golf area
The club is the district’s main playable recreational facility.
Golf area
Hotel area
The hotel grounds are visible and can be used by the player in limited ways, but the main hotel building is not a normal enterable Story Mode interior.
Separate neighbouring area: Richman Glen
These locations should not be counted as Richman proper. Richman Glen has separate geography and belongs to the Vinewood Hills area.
---
Richman is well connected but does not have a single obvious central boulevard. The most useful approach depends on which part of the district you want to reach.
Main roads
These roads are listed as Richman streets in area references.
West Eclipse Boulevard
West Eclipse Boulevard is the most useful east-west route. It runs from the Great Ocean Highway through Pacific Bluffs, Richman and neighbouring districts before becoming Eclipse Boulevard farther east. In Richman it passes near the Los Santos Golf Club, Richman Mansion and The Richman Hotel.
North Rockford Drive
North Rockford Drive is the most practical north-south route along the western side of Richman. It connects the district with Morningwood and Pacific Bluffs and provides access towards Richman Glen and the northern hills.
Mad Wayne Thunder Drive
Mad Wayne Thunder Drive is particularly useful for reaching the Los Santos Golf Club. The course is associated with the junction of Mad Wayne Thunder Drive, Dorset Drive and West Eclipse Boulevard.
Driving advice
Richman’s decorative entrances can make navigation misleading. A mansion may appear to have a direct driveway from a nearby road while its usable gate is positioned on another side of the property. For ordinary exploration:
---
Driving advice: steps
- 01Follow West Eclipse Boulevard into the district.
- 02Use North Rockford Drive for the western side.
- 03Turn towards Mad Wayne Thunder Drive for the golf club.
- 04Use Hardy Way, Greenwich Place and Picture Perfect Drive to circle the hotel and mansion compounds.
- 05Avoid cutting across private lawns unless you are deliberately exploring, beginning a mission or accepting a wanted level.
Los Santos Golf Club
The Los Santos Golf Club is Richman’s most important playable facility. It is the only full golf course in Los Santos and is a major social venue for the city’s wealthy residents. The course includes a clubhouse, fairways, greens, ponds, paths and golf carts.
Playing golf
Golf becomes available after Franklin’s mission Complications. Once unlocked, approach the entrance to the golf club and pay the $100 entrance fee to begin a round. The activity uses a full golf-course format with club selection, shot power, aim, stroke type and putting. A Caddy is provided for movement between shots.
Property purchase
The golf club can be purchased as a Story Mode property for $150,000,000 through Dynasty 8. This is an extremely expensive late-game investment and is not a sensible early purchase. Ownership changes how the course treats the protagonists and removes the normal restrictions associated with trespassing and low-level overflight.
Security and wanted levels
The course is treated as restricted when the player enters in an inappropriate vehicle or flies low above it. Driving an ordinary road vehicle across the course can produce a two-star wanted level, as can refusing warnings while flying low over the club. A helicopter can be landed and abandoned without necessarily producing the same response. Online access rules differ, and the club is not restricted in the same way there.
Important golf-course directory
The course also features in Vinewood Souvenirs - Mark, where Trevor pursues celebrity golfer Mark Fostenburg’s golf club.
Richman Mansion
Richman Mansion is the most recognisable single building in the district. It stands beside the golf course and is bordered by Americano Way, West Eclipse Boulevard and Picture Perfect Drive. The property contains a Tudor Revival-style mansion, a fountain, landscaped grounds, a large swimming pool, a grotto and a jacuzzi area.
In Story Mode the grounds are not a restricted mission zone. The player can enter and explore them without first completing a mission. At night, a party is normally taking place, with music, guests and dancers around the pool. The property’s grotto and pool layout are a visual reference to the Playboy Mansion.
The mansion is mainly environmental content in Story Mode. It is not a purchasable safehouse, has no standard interior mission chain and does not act as a normal business.
The Richman Hotel
The Richman Hotel occupies a large compound bordered by West Eclipse Boulevard, Hardy Way, Picture Perfect Drive and Greenwich Place. Its grounds include a rear terrace, a swimming pool and tennis courts. The building itself is not normally accessible as an interior in Story Mode.
The hotel has a small but memorable Story Mode presence:
Hotel directory
The tennis courts are visible and can be used as part of the grounds, but the hotel should not be treated as a full commercial service location. There is no normal check-in system, room access or hotel shop in Story Mode.
University of San Andreas, Los Santos
The University of San Andreas, Los Santos is located in Richman and represents one of Los Santos’s prestigious educational institutions. Its grounds include university buildings, paths, open lawns, a running track and a library building.
The campus is important primarily for exploration and collectibles rather than missions. It is not a conventional interior hub, and the player cannot attend classes or use it as a service location.
University directory
The university is also one of the places where the game’s satirical depiction of privilege is most apparent. It is presented as an elite institution, visually separated from the surrounding city and associated with the privileged social world of Los Santos. The wider Los Santos description identifies the university as one of the city’s most prominent institutions.
---
Richman has few central characters who permanently belong to the district in Story Mode. Its population is mainly represented through ambient pedestrians, golfers, hotel visitors, students, wealthy residents and party guests.
Named or story-associated people
Castro Lagano
Castro is encountered during a Story Mode random event after a dispute with his wife leaves him unable to return home. The player can drive him to the Los Santos Golf Club. The event is useful because it introduces the golf club before the player necessarily visits it independently.
Mark Fostenburg
Mark is a celebrity golfer targeted during Trevor’s Vinewood Souvenirs - Mark mission. He is not a permanent Richman resident, but he is a visitor using the golf course.
Karl Kelly
Karl Kelly is associated with Richman through his Lifeinvader profile and the district’s social commentary. His profile refers to the area as “Richman Hills”, an alternate informal name rather than a separate official district.
Ben Brooks
Ben Brooks is a GTA Online character associated with the Richman Mansion. He is a crypto investor and billionaire who owns the mansion before the events of the Online Contract storyline. His status is deceased after the relevant GTA Online events.
Ambient population
Ambient NPCs should not automatically be treated as named residents. Most are scenery or procedural pedestrians, and the game does not identify individual mansion occupants.
---
Complications
Franklin’s mission Complications unlocks golf as a leisure activity. After completing it, the player can visit the Los Santos Golf Club and pay to play. The mission itself is not primarily set in Richman, so the district’s importance is the activity it unlocks rather than the mission’s location.
Vinewood Souvenirs - Mark
This Trevor side mission takes place at the Los Santos Golf Club. Trevor goes after Mark Fostenburg’s golf club as part of Nigel and Mrs Thornhill’s celebrity souvenir hunt. The mission gives the golf course one of its few direct Story Mode narrative roles.
Parenting 101
At the end of Parenting 101, Michael takes Jimmy to The Richman Hotel after rescuing him. This is a brief destination rather than a full hotel sequence.
Private Taxi Fare
One Downtown Cab Co. Private Taxi Fare sends Franklin to collect three bankers waiting outside The Richman Hotel. This is a side activity and should not be confused with a regular hotel service.
Castro Lagano random event
When the Castro Lagano random event appears, the player can take him to the Los Santos Golf Club. The event is missable in the ordinary sense that random events are not always present on every visit and may require the appropriate protagonist and location conditions.
Collectibles
Spaceship Part
One Spaceship Part is located in the middle of a pond in the western part of the Los Santos Golf Club. It is fixed world content, not a random drop. Reaching it may require careful swimming or a suitable approach from the course.
Monkey Mosaic
A Monkey Mosaic is found at the University of San Andreas, east of the running track, on a wall associated with the library building. It is fixed collectible content.
Collectible checklist
The two collectibles should be recorded separately. The golf-course item is part of the Spaceship Parts hunt, while the university item belongs to the Monkey Mosaic set.
---
Los Santos Golf Club purchase
The Los Santos Golf Club is the only major Richman property that can be purchased in Story Mode. Its price is $150 million, making it a late-game luxury purchase rather than an ordinary business investment. The property is associated with all three protagonists, although the owner receives a call from the manager after purchase.
Ownership changes the player’s relationship with the course:

Rich Men in Richman
This Simeon Yetarian mission becomes available from Rank 5 and supports up to four players. The objective is to enter Richman Mansion, hack the gate, take two luxury cars and deliver them to Premium Deluxe Motorsport. The target vehicles are a Stinger GT and a Super Diamond.
Walkthrough
The mission’s standard reward includes 16 JP, with cash and RP varying according to time and other mission conditions.
A practical escape route is to use the multi-storey car park south of the mansion while losing the police. In a solo attempt, taking one vehicle can also give the security guards time to interfere with the second vehicle, so clear the area efficiently before switching cars.
Walkthrough
- 01Drive to Richman Mansion.
- 02Approach the gated entrance.
- 03Hack the keypad using the on-screen computer sequence.
- 04Enter the grounds and deal with the security guards.
- 05Take the marked vehicles from the mansion’s southern driveway.
- 06Expect a wanted level after taking the cars.
- 07Lose the police.
- 08Deliver the vehicles to the rear of Premium Deluxe Motorsport in Pillbox Hill.
The Contract: Richman Mansion
The Richman Mansion is involved in the GTA Online Contract sequence concerning Ben Brooks.
Investigation: The Country Club
The player may follow a limousine from a country-club lead until it reaches Richman Mansion. The objective is to photograph the entrance and send the image to Imani, allowing the Agency to investigate the mansion’s owner and access system. The player can alternatively take the driver out, recover identification and return it to the Agency, which changes the immediate investigation method.
High Society Leak
In the finale, the player enters the mansion, disrupts the party, intimidates Ben Brooks and pursues him when he escapes in a helicopter. The mission expands the normally peaceful Story Mode mansion into a combat location with security, reinforcements and a helicopter chase.
Online adversary content
These modes may use mission-specific enemy placements, weapon pickups and boundaries that do not exist during ordinary free roam. The Richman Mansion LTS is listed as a two-team activity for 2 to 30 players and unlocks at Rank 29.
---
Richman is not normally dangerous in Story Mode, but several places have special rules.
Golf-course trespassing
Entering the Los Santos Golf Club in an ordinary road vehicle can trigger a two-star wanted level. Low helicopter flights can also trigger warnings and, if ignored, a wanted level. This is one of the clearest examples of Richman’s private-club theme being represented through gameplay.
Mansion security
In Story Mode the Richman Mansion is not a restricted compound, despite its gates and private-security appearance. In GTA Online missions, however, the same property can contain guards, locked access points, hacking objectives and combat triggers.
Weather and time
The mansion party is most visible at night. Unfavourable weather, particularly rain or thunderstorms, can cause party guests to leave or reduce the normal party activity.
Traffic and steep approaches
Richman’s roads are generally safe, but the district’s landscaped verges and winding drives can make off-road shortcuts awkward. A fast car can easily damage itself on garden walls, fountains or narrow compound entrances. The golf course is particularly unsuitable for ordinary vehicles unless the game has placed the player there for an activity or mission.

GTA Online
---
Richman is one of the recurring place names in the Grand Theft Auto series. It appears in the original Grand Theft Auto, where it is a district of San Andreas, and in Grand Theft Auto V. The name is both a straightforward reference to wealth and a play on the real-world name “Richmond”.
The HD Universe version is not the same location as the Richman of the original game. The original Richman is associated with a different map arrangement and different surrounding districts, so players should not treat the repeated name as proof of geographical continuity.
The district’s most obvious real-world parallels are Bel Air and Holmby Hills, while the hotel and mansion use more specific architectural references. The contrast between gated wealth, private security and the city’s more ordinary districts is central to Richman’s satire.
---
Is Richman only the area around Richman Mansion?
No. Richman is a broad Los Santos district that also includes the Los Santos Golf Club, the University of San Andreas, Los Santos and The Richman Hotel. The mansion is one landmark within the district.
Is Richman Glen part of Richman?
No. Richman Glen is a separate semi-rural area associated with Vinewood Hills. It lies nearby, but its Parsons Rehabilitation Center and Limited Service station should not be counted as Richman locations.
Can you enter Richman Mansion in Story Mode?
You can explore the grounds freely. The main building is not a normal fully accessible Story Mode interior, but the pool, grotto and surrounding outdoor areas can be visited.
Can you buy Richman Mansion?
Not in Story Mode. The mansion is a scenic and mission location, not a purchasable safehouse or business.
Can you buy the golf course?
Yes. The Los Santos Golf Club can be purchased for $150,000,000. It is a prestige purchase and one of the most expensive properties in the game.
Where is the Richman Spaceship Part?
It is in a pond in the western portion of the Los Santos Golf Club.
Where is the Richman Monkey Mosaic?
It is at the University of San Andreas, Los Santos, near the library building and east of the running track.
Why do I get wanted stars at the golf club?
The course is treated as restricted in Story Mode. Driving an ordinary vehicle across it or flying low above it and ignoring warnings can trigger a two-star wanted level.
Is The Richman Hotel enterable?
The hotel grounds are visible and usable in limited ways, including the pool and tennis-court area, but the main building is not a standard accessible interior in Story Mode.
